The initiator, Cosimo Investment Group, is a family business that has been active in the German real estate market since 1995. The organization focuses strategically on developing and managing real estate projects, with an emphasis on residential and office buildings and, in part, hotel real estate. Cosimo's market position is demonstrated, among other things, by the partnership concluded with PATRIZIA in early 2026 for a €500 million residential development program.

The property is excellently connected. The A57 and A46 motorways are reachable within a few minutes. Neuss Rheinpark-Center railway station is approximately 400 metres away. Several colleges and universities are located within short distance. FOM University of Applied Sciences is 2.1 km away. Heinrich Heine University Düsseldorf is 7.6 km away. Düsseldorf University of Applied Sciences is 10 km away.

The property ties in directly with two structurally strong sub-markets:

The loan is provided to the project owner Cosimo Asset Management GmbH for the purpose of acquiring an indirect interest in the property company HVT Processing GmbH, and forms part of the initiator Cosimo Investment Group GmbH. The collateral remains the property of the property company, and the real estate asset forms part of a larger portfolio of commercial real estate in the Neuss and Düsseldorf region.

Cosimo is a real estate developer and manager active in various urban regions in Germany. The organization develops and transforms real estate projects within segments such as short-stay apartments, hotels, offices, commercial/industrial real estate and residential construction, responding to functional demand within urban areas.

A significant part of its activities takes place in Berlin, where Cosimo is involved in several area developments. The company has its own teams for project development, construction management and architecture.

In addition to new construction, Cosimo also focuses on the redevelopment and transformation of existing buildings. In doing so, themes such as sustainability, change of use and flexibility in use are taken into account. In collaboration with municipalities, investors and operators, projects are tailored to current market conditions.
