Investing in the dome

From 5 September 2022 at 16:00, simply invest online in the transformation of the Koepelcomplex, or the new “Koepel District”. This iconic complex with several monumental buildings stands in the historic heart of the Nassau city of Breda and will be given a vibrant redevelopment.

The dome complex

Every Breda resident knows the Koepelgevangenis: the striking national monument has stood on Nassausingel for over 130 years and is one of the icons of the Pearl of the South.

The unusual neo-Renaissance-style building was built between 1882 and 1886 to a design by architect and engineer Johan Frederik Metzelaar, who achieved international fame with it. His son Willem Cornelis Metzelaar designed the adjoining courthouse and women's prison.

Characteristic of the dome complex is, of course, the dome prison itself, with 205 identical cells and an open circular inner space. Once intended to overlook the entire prison from the centre. The dome with iron trusses and a diameter of 53 metres crowns the complex.

Five separate propositions

The dome complex is cadastrically split into five separate propositions, comprising the dome prison, the gatehouse, the women's wing, the clinic building and the courthouse. This split (see interactive image) allows you to choose which parts of the complex you invest in.

Dome prison

The domed prison was built between 1882 and 1886 to a design by architect and engineer J.F. Metzelaar. The unusual domed building, with 205 identical cells, has an open, circular central space so that guards could survey the entire prison from the centre. A dome with iron trusses and a diameter of no less than 53 metres crowns the 38-metre-high national monument. ln Haarlem and Arnhem there are two similar dome complexes.

Women's Wing

Status: Available

On the western side of the prison grounds is the women's prison designed in 1890. At the same time as the courthouse, it was designed by W.C. Metzelaar, the son of the architect of the dome prison. Previously its function was house of detention, then as a penitentiary for women until 2013, and until early last year it was used as an event venue. The three-storey women's wing has 116 cells. This proposition also includes two adjacent service flats.

Courthouse

Status: Available

The courthouse was also designed in 1890 by W.C. Metzelaar, the son of the architect of the domed prison. The building was designed in neo-Renaissance style, inspired by the architecture of the Golden Age. The style was mostly applied to government buildings and is recognisable here by the stepped gables. In the archways above the windows are tile panels showing attributes related to justice.

Gatehouse (and service buildings)

Built simultaneously with the domed prison, the gatehouse is located on the east side of the site with its entrance on Nassausingel. J.F. Metzelaar's design was inspired by the medieval castle or city gate. The gate is located between two heavy robust towers connected by a round arch. Clinic building

At a central location on the prison grounds is the old psychiatric institution, also known as “Building S”. Building S is the most modern cell complex. Built in 2004, this old psychiatric facility contains about 75 cells. This cell wing was especially for prisoners with mental problems, among other things.

Vibrant repurposing

The dome complex is a fixture in Breda city centre. And it will stay that way. Project developers VDD Project Development and Being are transforming the entire district into a vibrant destination. From closed complex to open, accessible area with diverse landscapes.

The vision for the district? To create a ‘village in the city’, where it is possible to live, stay, (net)work, relax, play sports and experience culture.

For the project, Being and VDD Project Development will collaborate with internationally renowned architects OMA (NL), B Architects (BE) and DELVA Landscape (NL). In the coming months, the developer team will further develop the project.

Attention to sustainability.

The strength of the “Dome District” project lies in preserving the existing historical heritage combined with sustainable development. This is why the project developers Being and VDD Project Development pay a lot of attention to sustainability and ecology. For instance, they are putting maximum effort into circular construction, reusing or recycling building materials. And to minimise consumption, they rely on sustainable techniques such as geothermal heat, solar panels and heat pumps.

Hoe kan ik deelnemen?

Vanaf 5 september 2022 om 16:00 uur kunt u geheel vrijblijvend een deelnamebedrag reserveren. Halverwege september 2022 wordt het vervolgens mogelijk om uw betaling en investering via het digitale platform van Crowdrealestate af te ronden. Het koepelcomplex wordt in huidige staat in vijf afzonderlijke fases gepubliceerd.

Wat is de rol van Crowdrealestate?

Crowdrealestate is een investerings- en financieringsplatform voor vastgoed. Vastgoedondernemers kunnen via het online platform vastgoedprojecten financieren en voor iedereen is het mogelijk om in deze vastgoedprojecten te investeren. Voorafgaand aan de publicatie worden de projecten zorgvuldig gescreend op kwaliteit en haalbaarheid.

Wie zijn de projectontwikkelaars?

De Nederlands-Belgische ontwikkelcombinatie Being en VDD Project Development hebben het koepelcomplex reeds aangekocht. De ontwikkelcombinatie is met hun plan als winnaar uit de bus gekomen na een openbare verkoopprocedure van het Rijksvastgoedbedrijf. De komende maanden worden de plannen door de projectontwikkelaars verder uitgewerkt.

Waar kan ik meer informatie vinden?

Vanaf 5 september 2022 om 16:00 is de eerste projectpagina inzichtelijk. Op de projectpagina's treft u alle specifieke project en leningseigenschappen aan, zoals bijvoorbeeld het vaste rentepercentage, de looptijd en de zekerheden.

Welk rendement krijg ik als investeerder?

Als investeerder krijgt u gedurende de looptijd van de leningen een vaste rente uitbetaald. Uw investering is hierbij direct rentedragend vanaf storting. Als investeerder betaalt u geen eenmalige bemiddelingskosten.

Wat zijn de zekerheden?

Als investeerder krijgt u het eerste recht van hypotheek op de onderliggende waarde van de desbetreffende propositie. Dit hypotheekrecht wordt gevestigd voorafgaand aan de uitbetaling van het project bij onze vaste notaris. Het hypotheekrecht wordt ingeschreven op naam van de onafhankelijke Stichting Zekerhedenagent Crowdrealestate. Naast het hypotheekrecht wordt ook een rentedepot als zekerheid aangehouden op de derdenrekening van de notaris.

Staat Crowdrealestate onder toezicht van de AFM?

In Nederland dient een crowdfundingplatform te voldoen aan de eisen, die vanuit de Autoriteit Financiële Markten (AFM) en De Nederlandsche Bank (DNB) zijn opgesteld. Een platform dat bemiddelt in leningen aan zakelijke partijen, dient te beschikken over een ontheffing bemiddelen in opvorderbare gelden als bedoeld in art 4:3 van de Wft. Crowdrealestate beschikt over een ontheffing en is opgenomen in het AFM-register. Crowdrealestate staat onder toezicht van de AFM.

Hoe zit het met de Oekraïnse vluchtelingen?

Momenteel vangt de Gemeente Breda ongeveer 380 Oekraïense vluchtelingen op in het koepelcomplex. De nieuwe eigenaren zijn voornemens deze opvang voort te zetten. In samenwerking met de gemeente en omgeving zal worden nagedacht over de tijdelijke invulling van de locatie.
