Logistics centre Kerkrade (completion)

Recently leased for ten years

With this proposition, you make a short-term investment in the completion and sale of a sustainable, let logistics centre of approximately 19,679 m² on the Dentgenbach business park in Kerkrade. The intended term is 6 months and the fixed interest rate is 9% per annum. As an investor, you receive a second-ranking mortgage right with additional securities. The loan-to-value based on the appraised market value upon completion is approximately 83%.

An important milestone was reached in early August 2026. The lease agreement has been signed, letting the centre for ten years with a lease commencement date of 1 September 2026. The project is in its final construction phase, heading towards completion, with the finishing being coordinated in consultation with the new tenant. Completion is scheduled for August 2026.

The loan bridges the period between completion and the anticipated sale. The initiator has previously demonstrated the ability to successfully develop, let and sell comparable logistics projects.

The key characteristics of this proposition are as follows:

  • Fixed interest rate of 9% per annum;
  • Intended term of 6 months;
  • Second-ranking mortgage right;
  • Subordination declaration applies;

Crowdrealestate valuation

Crowdrealestate has assigned this investment a risk rating of B (Cautious). This classification is based, among other things, on the already-signed long-term lease agreement, the advanced stage of construction and the sustainable execution, combined with a second-ranking mortgage right. Although this investment is considered cautious, investing via crowdfunding always carries risks, including the risk that you may lose your entire investment. Please consult the Key Investment Information Sheet (KIIS) for a detailed description of the risks.

How does Crowdrealestate valuation work?

Please note: Crowdrealestate valuation is intended to provide you, as an investor, insight into the key characteristics of this project and is not an internal screening model of Crowdrealestate. This project was extensively screened by Crowdrealestate prior to placement.

Funding structure

This proposition bridges the period between completion and sale. The funds will be used for an additional instalment to the contractor and for an interest deposit during the term. The threshold amount is €250,000 and the target amount is €2,300,000. As an investor, you receive a second-ranking mortgage right.

For the realization, €12,000,000 has already been raised via earlier crowdfunding offerings and private placements, for which a second-ranking mortgage right has likewise been established. The contractor remains involved in the project on a subordinated basis with remaining instalments, which will only be settled from the sale proceeds.

A Dutch investment company previously provided a loan of €10,000,000 for the purchase of the land and the development costs, for which a first-ranking mortgage right has been established. The interest on this loan is settled upon repayment. The mutual arrangements between the first and second mortgage holders are set out in a tripartite agreement.

The market value upon completion was appraised by an independent valuer in December 2024 at €29,175,000. Relative to the total financing, this results in a loan-to-value of approximately 83%.

The securities on behalf of the investors are registered in the name of Crowdrealestate's independent foundation. In addition to the mortgage right, additional securities apply. The full overview of these securities can be found in the Key Investment Information Sheet (KIIS).

A subordination declaration applies to this phase in relation to the earlier financing phases. As a result, the phases fall under the same second-ranking mortgage right, but this phase holds a lower ranking. This means that, in the event of foreclosure or enforcement, the earlier phases have priority over the proceeds. Across all propositions, no more than €5,000,000 per project owner is raised within any 12-month period.

Investment company €10,000,000 First-ranking mortgage right
Crowdfunding (earlier phases) €8,270,000 Second-ranking mortgage right
Private placements Crowdrealestate (earlier phases) €3,730,000 Second-ranking mortgage right
Investors Crowdrealestate (current phase) €2,300,000 Second-ranking mortgage right (with subordination declaration)
Surplus value (based on market value upon completion) €4,875,000
Total scale €29,175,000

Project description

The logistics centre of approximately 19,679 m² is located on the Dentgenbach business park in Kerkrade, near the earlier successful project by the same developer. The building combines high-quality construction specifications with sustainable features, with a targeted BREEAM Excellent certification and a high energy label, meeting stringent sustainability standards.

The logistics centre has been designed with a clear height of 12.20 metres, 18 loading docks, and floors with a load-bearing capacity of 50 kN/m². The building also has a spacious, already-installed electricity connection, making it suitable for energy-intensive logistics processes as well. This means it meets the requirements of modern users. The building is currently being completed in its final phase, with the fit-out being coordinated in consultation with the tenant, including the office and canteen facilities and the technical installations.

The sustainable execution results in lower operating costs, a limited ecological impact, and increased attractiveness for both occupiers and institutional investors.

Market description

The logistics centre is located on the Dentgenbach business park in Kerkrade, a strategic location in South Limburg with direct access to the Belgian and German markets. Thanks to the proximity of major motorways such as the A76 and N300, logistics hubs such as Düsseldorf, Brussels and Antwerp are easily and quickly accessible. The South Limburg region forms part of the classic logistics corridor in the Netherlands and remains attractive to logistics service providers with international operations.

Although the Dutch logistics market has shown greater differentiation between locations in recent times, demand for high-quality, sustainable distribution centres remains strong. The limited availability of modern logistics premises reinforces this effect. The redevelopment of existing locations, including the Dentgenbach business park, fits within national policy aimed at densification, reuse and the sustainable use of space.

The project stands out for its emphasis on energy efficiency and sustainability, thereby meeting the requirements of institutional investors and occupiers who increasingly value sustainable accommodation, lower operating costs and ESG-compliant investments.

End user

The logistics centre is let for ten years to B&R Premium Logistics, a reputable logistics service provider. The lease agreement was signed in early August 2026, with a lease commencement date of 1 September 2026. The tenant will use the building entirely on behalf of a well-known international end client. The centre is used for the storage and distribution of an internationally established beverage brand with a large and growing market, providing structural, long-term occupier demand.

The tenant's specific requirements in terms of layout, loading and unloading facilities and energy efficiency have been fully integrated into the design. In addition, the project offers further opportunities, such as leasing the roof for solar panels and the presence of a transmission mast on the site.

Following this, as planned, the sale of the property will be realized. The proceeds from this transaction will be used to repay the outstanding loans shortly after completion of the project.

Underlying organisation

The logistics centre is being financed via Crowdrealestate by DC Tunnelweg B.V., a subsidiary of Vestum Vastgoed B.V. The initiator develops, lets and sells logistics and commercial real estate and has a broad network of tenants, buyers and agents, both nationally and internationally. Through this network, tenants are connected to the properties, and buildings are resold to institutional and private investors after completion.

This project follows directly on from the previously completed logistics centre on Mercuriusstraat in Kerkrade, a comparable asset by the same developer in the same region. That project was successfully sold in November 2024, with Crowdrealestate's investors being fully repaid. With the current centre, the organization builds on that same proven approach of sustainable delivery, long-term letting and sale to an end investor.

The director of the property company is Mr H.P.J. Peerebooms, an experienced real estate developer with a proven track record in delivering high-quality logistics centres.

The initiator is also, through affiliated companies, involved in earlier propositions financed by Crowdrealestate, including the propositions relating to the project located on Tunnelweg, as well as the propositions Logistiek Centrum Heerlen I and II and Nieuwbouw Bedrijfsunits, which are still operational. As a result, a cluster risk may exist. A detailed overview of the risk factors is set out in the Key Investment Information Sheet (KIIS), Part C.
